Perthshire changes the heat-pump question long before a model is selected

A Perth flat, a Crieff villa, a converted steading and an isolated detached house should not enter the same design process with the same assumptions. The first may have short service routes and a familiar electricity supply; the last may combine oil heating, exposed elevations, substantial floor area and a long distance between any sensible outdoor position and the existing plant room. Recording that setting is not background detail. It determines which uncertainties must be settled before survey time is committed.

The council’s housing strategy reports that rural stock is more likely than urban stock to be a house or bungalow, pre-1919 and away from the gas grid, with 57% of rural homes reported as off gas. That regional evidence explains why fuel, access and construction deserve early questions, but it cannot size an individual property. A previous boiler rating is especially weak evidence in a large Perthshire property. Boilers are frequently capable of more output than the building needs, while a heat pump must be checked at the outdoor design temperature and the water temperature demanded by the emitters. The useful chain is therefore room heat loss, emitter schedule, target flow temperature and model performance at those conditions. Hot-water storage and recovery then follow the number of occupants and usage pattern, not a standard cylinder allowance.

Physical distance needs equal attention.
